Zanzibar Stone Town: A modern yet traditional high quality renovation, with space for an office or shop, and the potential to be used as 3 separate apartments. The house is located on Malindi Street, in a friendly neighbourhood in the heart of the historic Arab Quarter of Stone Town, Malindi. It is only a very short walk from the sea -front, the ferry port to Dar es Salaam and Pemba Island and Darajani Market. Nearby are the Forodhani Gardens, the Old Dispensary, the House of Wonders and numerous other attractions. After purchase by the present owner in the late 1980s, the entire building was refurbished by the Zanzibar Conservation Centre, an organisation that collaborated with the Aga Khan Foundation to refurbish the Old Dispensary which is also located in Malindi. The front door that was specifically made for the house is included in the book "Doors of Zanzibar" by the well-known German photographer Uwe Rau, and Mwalim A. Mwalim, Director of the Technical Department of the Stone Town Conservation and Development Authority (STCDA). During this refurbishment, the mangrove ceiling poles in the corridors and all the rooms of the second, first and ground floors were replaced with new well-matured mangrove poles. In 2007, the steel water piping was replaced with PVC piping, and all the bathrooms were renovated with Swiss-made appliances. At the same time, the entire sewage system and septic tank were fully restructured. In January 2010, due to worsening water shortages in Stone Town, a well was drilled on the house premises under the wooden stair case. Today, water-storage facilities allow for the safe and hygienic storage of up to 6000 litres plus the availability of the private well with submerged pump. In 2019 after the collapse of several old buildings in the Malindi neighbourhood due to heavy masika rains, including the semi abandoned building behind ours, the house underwent a further major restructuring for over 60 million TZS. The absence of the collapsed building allowed new opportunities for ventilation and light. The flooring of all rooms of the ground floor and shop was completely refurbished with “terrazzo”; all the bathrooms were been refurbished and retiled; the sewage system was refurbished and the septic tank was emptied and purged; the WC on the first floor was changed; the house external wall on the back was re-plastered and new sewage piping was installed; several new vents and windows were replaced at the back of the house to allow more light and ventilation. In 2020, due to the collapse of the building at the back, the top floor was further developed with the creation of a top roofed veranda, from which the afternoon breeze can be enjoyed in a peaceful, private, open sitting room accessible by a steel spiral staircase. The house is protected by roof electric fencing.
The sale is from the present owner from a distinguished Zanzibar family without intermediaries. All original official property paperwork is available dating back to the 1930s plus actual official Zanzibar Government documentation.
