Fortunately, there are a number of things you can do to help you sell your home quickly without compromising profit.

Step 1: Preparation

1. Price it right

To their own demise, some property sellers often think they should start at a very high asking price and drop it down later if they don’t get offers. What results are houses that remain on the market for months, if not years.

Overcharging will chase away a lot of buyers – especially if they’ve done their market research. It actually helps your competitors sell, as it makes their lower prices more appealing.

When advertising your property, go beyond simply describing the house and it’s features. Talk about how it feels to live there. This includes:

  • What is the neighborhood like?
  • What amenities (restaurants, pubs, shopping centers) are close by?
  • What are your favorite things about the area?

While this may be an inconvenience to your life, make sure that you are easy to contact for potential buyers (you can put hour specifications on your ad). As sometimes buyers act on impulse, they may see beautiful pictures of your home, and call you right away to set up a time to come see the property. If you don’t pick up, you are giving them time to think about it some more, and loose that initial enthusiasm they had.

Also, have a variety of hours available for people to come see the property. You probably work during the day, so set up viewing times during your lunch break and have other reliable people (housekeeper, family member that stays with you, neighbor, business associate) help you show the house when you can’t. However, it is always best that you are there, as a potential buyer may make an offer.
